5898 Romany Rd
5898 Romany Rd
This is a stunning home in the Upper Rockridge area of Oakland listed for sale at $1,150,000. It was re built in 1994 as the original home was lost in the Oakland fire. A problem with the newer homes in this area is that they were built much larger than the original houses so the homes tend to be on top of one another with very little privacy. Since this house sits up on a corner lot, it has immense privacy. When looking out the windows, you see the trees, natural vegetation and the Oakland Hills - very few neighboring homes are in view. Although the lot is over 7.000 square feet, much of it is low mainenance natural hillside. The outside area by the house consists of two large level patios, a small grassy area, and several landscaped garden areas. Fruit trees have been planted along with a small herb garden. The yard/patio area is large enough for children or dogs to play yet designed to be low maintenance.
The original owners who rebuilt in 1994 wanted a home with excellent light and spacious rooms as they were avid art collectors. The house has an abundance of windows along with multiple French doors creating beautiful light through out the day.
With four bedrooms and 2.5 baths, and just under 2,700 square feet, it is a manageable size.
5898 Romany is an ideal location as there is nearby shopping, schools and transportation. The ACT Trans Bay bus is close by at Clarewood Dr and Broadway Terrace - there is also a casual carpool pickup at this intersection. If you are an avid walker, College Ave is within walking distance although you would probably drive to the Rockridge BART station.
This house will be open for viewing this coming Sunday Sept 19th from 1-5PM with another open house on Sept 26th.

HOA Fees - How much is too much?
Downtown Oakland is a mecca for spacious luxury condominiums. I specialize in condominiums for "downsizing clientele" who are selling a much larger home and moving to an urban condominium environment. Most of these clients desire a safe secure building, preferably with a doorman/concierge since they travel often and desire a "lock and go" situation. When residents leave for an extended period - perhaps they are bi-coastal or take extended vacations to Europe or Asia, the doorman takes care of all mail and packages. They lock up and just leave without worrying about security or maintenance. This feature comes with a hefty price tag - especially if there is a 24 hour doorman. What can you expect to pay in monthly HOA fees for a luxury condominium with at least 1,200 square feet? Below are very close approximates:
Although these HOA fees might appear high when compared to other area condo's one must look at everything that is included. Doorman/security, water & sewage, trash removal, common hot water, common heat, Cable TV, gas (if condo has gas appliances) common area maintenance, exterior maintenance, hazard insurance. Many of the residents of the luxury condominiums have left much larger homes so when comparing home ownership costs the HOA fees are right in line.
- Bellevue Staten $1,100
- Lake Royal Co-op $800 to $1,200 depending on unit
- The Regillus $720 - (recently raised from $700.)
- Park Bellevue $700
- The Ellington (Jack London Square) $625.
- The Essex $600
- Lakeside Regency Plaza $575.
